If you are a local real estate enthusiast or an experienced real estate investor, you have likely heard the term "the ring," which locals often refer to as "the inner city." The inner city encompasses all the neighborhoods within Erzsébet and Terez roads, extending to the Danube River, primarily located in Districts 5, 6, and 7.

While property prices in the inner city are among the highest in Budapest, it is worth noting that these neighborhoods have consistently demonstrated strong demand for rental properties and have experienced the highest property price appreciation over the past five years. The inner city is highly desirable for tourists due to its numerous attractions and advanced public transportation options. Additionally, it is favored by local and foreign students for its proximity to many of Budapest's largest universities.

The inner city is home to some of Budapest's most iconic landmarks and boasts a vibrant nightlife that draws many visitors. Since 2015, demand for short-term rentals in the inner city's popular areas has increased by up to 200%, and this trend is expected to continue into the future.

Other areas that are also popular among investors include Districts 8 and 13, which have experienced steady growth in both rental and property prices over the past five years.
